Introduction

The main intention for re-branding is to build an organization with all the Innovative technologies and science. In that case, this transformation requires a proper and new construction of the organizational structure. The main intention for building the new structure is to provide a strong message to the customer about the organization. In that case, the project is about building high-end structures for the organization. The Project is one final headquarters that was established in 2014 with a goal of completion within four years.

Background of the project

Merck KGaA is a Company that is one of the oldest and most popular pharmaceutical, chemical, and life science groups that was established in 1668. This organization decided to develop its organization as per the modern organizations. In that case, this company has decided to perform the re-branding of the company named Merck. In this construction project, there are several other projects that are interdependent. these projects are of different shapes and sizes. This project is been managed by both internal and external managers. The Two internal managers named Steven and Mark are the one who checks the governance and also prepares the strategies. The main part of this project is to build a modern and proper innovative center and an employee restaurant so that the employees can communicate properly.

Reasons for the project

The main reason for building this project is to re-brand the organization with all modern facilities. The organization is willing to input all the modern technological and scientific changes into the organization in order to execute all the modern facilities into the system. The organization also wants to provide a strong message to the customer with the new buildings about their success and functionality. This company is intended to facelift their company which is leading the market for the past 350 years. As the timeline for completing this project is given which is up to four years. In 2018 the company will celebrate its 350th anniversary and at the time of the anniversary, these headquarters will be launched with one of the most beautiful and innovative approaches along with all the modern technologies. These Headquarters will create a huge image and a strong message will be portrayed to the customer about the success and the facilities the organization is providing to the customers. Apart from a strong image about the company, these changes will also allow the company to maintain their productivity and will allow them to remain a good competition for their competitors.

      To make all the working departments to understand the requirements and plan of the project.

Interior and the exterior managers play a huge role in the project development. At first, in order to build the system, there should be coordination and collaboration between the working teams and the management teams for the project. In that case, the first objective is to build an innovative structure and a communications restaurant. Another objective for the managers is to gather one of the leading construction people or organizations for the renovation process. The reason for selecting a popular and we'll known construction sector is because a popular construction sector will always perform its every activity with proper planning and structures. Without proper planning and process, the project could get affected and can have many problems during the time of the building process.

Another important objective is to create a good contractual process with the external performers. This contract will have the information of the agreement done between two parties.

Another objective is to make all the internal and the external workers communicate properly and the plans and strategies to be shared in order to work together.

The last objective is to make every working body understand the requirements of the structure. A piece of proper information regarding the project objectives will allow every worker to work properly and correctly.

One of the main constraints during the project make was regarding the contractual selection. As the organization doesn't want to implement any old or previous contract structure at first they decide to go for a modern contractual structure such as open book contracts. later they identified that this contractual structure doesn't go with the governance of the organization. In that case, finally, they have decided to use collaborative ways for selecting contracts.

Another risk was regarding the bidders (Lee & June-Seong, 2017). As this is a very precious project the organization only wants to use popular and experienced candidates. But in the bidding process, there were several bidders who were new to the market. These new bidders were present along with the experienced bidders. In that case, if the inexperienced bidders won then it could become a huge problem for the organization or the managers.

Managers were very particular regarding the project. During the time of selecting the external organization for different purposes of the project, they were taking more time to select. In that case this became a huge variety for the project to complete in time. As the organization wants the project to complete in 2018 which is four years from the plan.

Another issue was regarding the incomplete design. An incomplete design of the project can take the organization towards several different types of issues such as latency of the project, missing features in the project, and mainly the economic risk. This organization is very particular regarding the spending in that case the incomplete plan may lead the organization towards an economic risk.

Leadership structure

In this process there are several actors present, each actor contains different roles and activities that are very important for the project to execute properly. In this OGHQ project, there are internal and external actors. The two internal actors are Steven and Mark; these two are the internal managers who look after the strategies and the governance of the organization. Steven is an experienced manager who has been in the industry for the past 30 years. The role of Steven is to program as well as to manage the project in different ways. Steve will look after the client's requirements and understand their plans. Apart from that Steven also needs to look after the governance of the project. Mark is an architect with huge experience; he will look after the construction process and will bring in proper resources for the building process. The team of Steven and Mark contains several members with different activities (Li & Lo, 2017).

There is a project manager named Claire, she is also an architect who has been working on big projects. Claire has been instructed to look after the innovation center as well as the employee restaurant.

The team contains a building designer named Peter. Peter has been instructed to design a beautiful and proper structure for the project. The team also contains an engineer who takes care of the procurement and a civil engineer named Frank and Lilian respectively. These two members of the team are present in order to provide better solutions or to complement specific requirements of the project (Holland, 2019).

The bidding process is one of the most important parts and in that process, Steven and Mark along with their team perform several different tasks.

The project is to reconstruct the headquarters of the company. As this company has a huge number of headquarters around the world the reconstruction will take a good amount of time. The plan was executed in 2014 and the project has to be completed within 2018 as in that year the company will celebrate its 350 anniversary. So the company wants to inaugurate the project on that day. In that case, the timeline for the completion of the project is a huge risk. This risk can be mitigated by planning the process properly and lastly. The magnet team needs to select the perfect contract for the huge project and need to explain the timelines properly. As the project design is designed by Peter the design needs to be explained clearly to the contractor. Lastly, the management team and the contractor need to create a proper timeline in order to complete the project in time.

The budget of the project has been provided by the organization. One of the most common and problematic issues is a bigger issue. This issue can lead the organization to develop a different project and can cause organizational problems too. This problem can be solved by creating a proper budget system for the project. The management team should provide the information regarding the budget to the contractors before the agreement.

Quality of the lookout is an important aspect, as this organization is very popular and big, the quality is very important here. In order to maintain the quality of the project, the management team needs to check the activities regularly. The quality inspector needs to check whether the work is being done on time and whether the requirements are being fulfilled or not.

As this organization is willing to work with only big and experienced contractors during the bidding process there were several inexperienced contractors were also present. In that case, the inexperienced contractors should be removed while the bidding process.

During the project, the communication between partners such as contractors and bad managers should be there. If the communication is not proper then there could be several issues that might affect the process. The management team needs to create a proper communications Medium so that any requirement or help needed to any partners can be solved immediately.

Selecting the wrong contractor will lead to huge blunders regarding the project. This can lead to failed projects and huge losses. In order to select the perfect contractor the management team needs to create a proper selection process and after short listing a few contractors the team needs to discuss the perfect one collectively (Leśniak & Janowiec, 2018).

As this organization is rebranding itself the structure of the new headquarters should be with all the technological and scientific facilities. The main aim of this project is to complete it by 2018 so that they can inaugurate the project on their 350th anniversary.
